The Real Estate landscape is changing with Fannie and Freddie now accepting Vantage Score 4.0 for mortgage approvals, which includes rent, utilities, and cell phone payments that weren't previously considered. While we wait to see how interest rates will develop, successful agents are focusing on consistent action and authentic human connections rather than getting caught in market anxieties.

Interest rates continued their downward trend last week, settling into the 6.5-6.625% range as the stock market reached all-time highs following a significant Senate bill passage.

• Interest rates saw consistent decreases throughout last week
• Stock market at all-time high, positively affecting mortgage bonds
• Recent CNBC report highlighted 0.05% increase in 30-60 day mortgage delinquencies while ignoring decreases in longer-term delinquencies
• Overall delinquency rates are lower compared to last year
• Morgan Stanley forecasts on rate cuts by end of 2026...
• Fundamental economic indicators (lower inflation, higher stock market) support continued stability

Mortgage interest rates hit a 30-day low, dropping 25 basis points today amid international tensions, while Florida's Governor DeSantis proposes eliminating property taxes on primary residences, which would impact billions in state revenue.

• Interest rates for 30-year fixed mortgages falling to around 6.5%, with volatility expected in coming weeks
• Recommendation to contact clients in purchase agreements about locking in rates during market fluctuations
• DeSantis proposing zero property tax for primary residences in Florida, challenging the concept of true home ownership
• Property tax rate comparison across states: New Jersey highest (1.89%), Hawaii lowest (0.27%)
• Florida collects $50.54 billion annually in property taxes compared to Minnesota's $12.3 billion and Arizona's $8.51 billion
• Significant variations in property taxes between counties affect buyer decisions and monthly payments

• Most agents don't commit to daily practice, making it easy to rise to the top 5-10%

The Monday Market Update returns with key insights on changing real estate markets across the United States, highlighting significant regional differences and explaining why waiting for interest rates to drop might cost buyers more in the long run.

• Jobs report exceeded expectations with 160,000 new jobs versus the anticipated 92,000
• Bond market reaction pushed interest rates higher, breaking through resistance levels
• Interest rates likely heading toward or exceeding 7% this week as CPI reports and China trade talks add uncertainty
• Florida homes now average 65 days on market (up 12 days from April) with 38.8% receiving price reductions
• Arizona shows similar cooling with 57 days on market (up 9 days) and 34% of homes getting price cuts
• Minnesota market remains relatively stronger with 27 days on market and 26.6% price reduction rate

• Case study shows buyer who waited a year now faces both higher interest rates and $10,000 higher home prices

Our self-image determines our success and when we break promises to ourselves, it takes a significant hit. We must treat our business like a business by showing up consistently, optimizing our time, and focusing on income-producing activities instead of time wasters.

• Set achievable goals that push you slightly beyond your comfort zone
• Complete a time study to identify and eliminate wasted time
• Establish clear boundaries with family and clients about your work hours
• Be fully present in both business and personal settings
• Remove distractions like your phone to show respect and focus
• Decide what needs to be done, delegated, or deleted

Next week, we're discussing how to fall in love with sales. If you can't sell someone, you can't help them – so it's time to let go of feeling "salesy" or "icky" and embrace the power of effective selling.
